I'm an old lady on a tight budget. I have to sell the home. It's a rooms-for-rent rental property. I cannot pay more hourly, sorry. Maybe for some of the advanced work.
I have several small project that needs to be completed. The caulking, house number and the room flip are the most important items, I would like to do some of these over time so that I can budget for them, so it's semi-regular work. It's a 2 story house on a hillside.
FLIPPING A ROOM 4 RENT (as needed, I haven't seen the room)
- bedroom flip at the 1st week of January.
- remove furniture
- repair cracks in plaster
- painting walls and/or ceiling
- replace carpet
BATHROOMS
- 1st floor Paint the bathtub and caulk 1st floor bath
- 2nd floor - Tub caulking tape and touch up paint
- bathroom caulking all around. Replace some caulking in the tubs.
PAINTING
- possible Kitchen painting
- hallway touchup painting
OUTDOOR
- hang house numbers
- leaves raked in courtyard
- move some blocks to the back yard
CARPETING
- carpet steps in the hallway
DISHWASHER
- needs looked at. It might be clogged.
INSPECT
- inspect the property to let me know about any additional work.
WINDOWS
This is bonus work, if you're able to replace windows. I dot have the funds to do them all but possibly over time.
FUTURE OUTDOOR WORK (warm days):
- plant seeds
- grass cut and weed whacked on hillside
- do touch-ups and spot painting in a few other exterior areas.
- fill and paint some cracks on the concrete steps (neat, straight lines required).
- finish the lattice at the end and missing pieces.
- add a small wood section under the front walkway next to the steps.
- extend the lattice on the right side of the steps by about 2 feet (match existing design).
- likely requires adding 1 support post for the new lattice section.
This work is straightforward for someone experienced with outdoor painting, small wood repairs, and working on concrete.
Pay: $17/hour (tight budget — selling the home soon and just need clean, solid work).
