HVAC Retrofit Scope of Work
Property Overview:
Type: 3-Story house, appx 2200 square feet.
Location: Bellevue, PA 15202
Current Setup: Existing forced-air heating system is non-functional and will be abandoned.
Project Goal:
Install a brand-new, whole-house hydronic heating system. No air conditioning is requested.
Detailed Room/Zone Breakdown (11 Rooms Total):
Basement: 1 basement bathroom.
1st Floor: 3 large main living rooms (Living, Dining, Kitchen), plus entry.
2nd Floor: 4 bedrooms total (2 large bedrooms, 2 small bedrooms), plus bathroom
3rd Floor: 2 bedrooms.
Radiators should be sized and located as appropriate.
Equipment
The Heat Source: Install a traditional, floor-mounted Natural Gas Cast-Iron Boiler of appropriate capacity.
System Operating Temperature: Size the system to operate at a supply water temperature of 160°F
The Heat Distribution: Install copper fin-tube hydronic baseboard radiators.
Piping Strategy: To avoid intensive wall demolition and drywall repairs across all four levels, run all copper supply and return lines completely exposed along the baseboards, ceilings, or corners.
