Currently, FRD is providing exclusive leasing and brokerage services for clients including The Starpointe Business Park, a 1200-acre job creation project commissioned by the Washington County Council on Economic Development and Grosvenor


Our staff has leased and managed approximately 2,500,000 square feet of office, flex, and warehouse space in our market region. John Watson, Managing Partner for Fourth River Development LLC, was solely responsible for the leasing, brokerage property management of these assets that include The Koppers Building and the 79 North Industrial and Research Park.

John took over a 200,000 square foot portfolio in 1990 and quickly achieved a 98% average occupancy level for the portfolio that remained at that level as the portfolio grew to over 2,500,000 square feet. John organized and negotiated leasing deals that varied from 3 year terms to build to suit lease deals with 15 year terms. Some of the clients included Alcoa, GE Capital, Xerox, FedEx, Campbells Soup, and The US Postal Service. John also was responsible for the oversight of the Property Management of these assets.

The Principals of Fourth River Development have been involved in and negotiated over $400 million in real estate leasing, brokerage and tenant representative deals.


John R. Watson oversees Fourth River Developments brokerage, leasing, property management, marketing and accounting. He prepared for the administrative responsibilities of his position by working in public accounting for five years and by owning and operating a concert promotions company for three years. John joined Pittsburghs real estate community in 1990 as director of marketing and leasing for The Rubinoff Company. In that capacity, he assumed a portfolio totaling more than 200,000 square feet and promptly increased its average occupancy to a level of 98 percent and maintained that occupancy performance as Rubinoffs portfolio grew to an aggregate of more than four million square feet. John, who was also responsible for Rubinoffs property management operations and was named Vice President of the firm in 1999. In 2006 John, together with Mark Schneider and Sally Flinn, started Fourth River Development in an effort to expand their opportunities in commercial and residential real estate.

During his 20-year real estate career, John has negotiated approximately one quarter of a billion dollars in real estate deals varying from lease transactions to build-to-suit agreements with 15-year obligations. His clients included the Alcoa, GE Capital, Xerox, Federal Express and Campbells Soup organizations, as well as the United States Postal Service. Currently, John is responsible for Fourth River Developments brokerage, property management and accounting, which includes the exclusive assignment to provide leasing and brokerage services for Starpointe Business Park, a 1200-acre job creation project commissioned by the Washington County Council on Economic Development. His industry service includes a position on the Public Affairs Committee of the National Association of Industrial and Office Parks and he served as a member of the Board of Directors of St. Francis Medical Center. John received his accounting and business training at Duquesne University and the University of Pittsburgh, respectively.
